4 Common Mistakes to Avoid when Selling Your Denver Luxury Home

Selling a home can certainly be stressful, but it is important to avoid allowing it to turn into an emotional rollercoaster that dictates your life. Fortunately, by avoiding the four following mistakes, you can help the process of selling your Denver luxury home go much more smoothly.

#1 – Overpricing Your Home

Your home is your home, and selling it is often difficult. As such, many Denver homeowners tend to overprice their homes, which is detrimental to the entire process. Remember that potential buyers will compare your home and price to other homes in the area. They will look at things like square footage, the number of bedrooms, the age of the home, and its overall condition. Ask your real estate agent for a Comparative Market analysis, or “comps”. This will help you discover a fair and competitive price that interests buyers rather than driving them away.

#2 – Choosing the Wrong Real Estate Agent

Much of the emotional turmoil associated with selling a home comes from second-guessing your decisions. As such, you want to find a real estate agent who makes you feel confident and comfortable. The individual you choose should understand your anxiety completely, help you make beneficial decisions, and answer all of your questions. Read the legal documentation provided by your real estate agent thoroughly, too. This will let you in on your rights as well as the agent’s responsibilities, including any guarantees or even a right to cancel the sale.

#3 – Failing to Understand the Potential Buyers

Not everyone who “oohs” and “ahhs” at your open house is truly interested in buying your home. You will need to have some patience and wait for the right buyer to come around. Some real estate agents recommend leaving the premises during a showing; this way, the potential buyer can walk through the home and make discoveries of their own without feeling as if they are being “shadowed”. The idea is to keep your expectations realistic and remember that you may go through a few dozen showings before someone actually buys your Denver luxury home.

#4 – Staging the Home Incorrectly

The number one most common mistake made by those who sell their homes in the Denver area involves failing to highlight it correctly, either in person or in advertisements. The photos advertising your open house should show off its best features, and you will need to stage it carefully, too. Remove any personal items, including family photos, and make sure that furniture and other items are set up in a neutral way that allows potential buyers to idealize their own furniture and color scheme as they walk through the home.

By avoiding these four mistakes, you will find that you feel more confident about selling your home, and you might discover that it sells more quickly than you would have imagined. It all starts with a good real estate agent and a good price. From there, make sure you understand that selling a home takes a little time and patience.
