5 Denver Home Improvements to Increase Property Value in 2016

April 6, 2016 By Mark Hunke

Whether you want to sell a luxury home in the area, there are some Denver home improvements that will provide you with an excellent return on your investment. Things like renovating kitchens and bathrooms, taking care of basic home maintenance, and even adding new technologies can go a long way toward helping you sell your home at a great price.

#1 – Kitchens and Bathrooms

Kitchen and bathroom remodels can net up to 100% returns on your investments, so this is a great place to start. By far, kitchens and bathrooms are the costliest parts of home construction, so this is where people look to see whether their money is well-spent. You will want to think traditionally in this sense; Denver home improvements like walk-in showers, wood or stone floors, stone countertops, wood cabinets, and more will all go a long way.

Denver home improvements do not necessarily need to be luxurious in order to improve the overall value of the property. For example, before you sell your home, consider replacing the roof if it will need to be done in the next five years. You might also consider upgrading the HVAC system, which is a huge selling point for many people in the Denver area due to fluctuating temperatures.

#3 – Exterior Design

Next on the list of Denver home improvements that will increase property value is exterior design. When people drive by your home, if they aren’t impressed with its curb appeal, they likely will not stop to look inside. The goal is to create a welcoming atmosphere, so consider adding new siding, or even building a porch to contrast against a flat exterior wall. These things make a home seem more inviting, which can not only improve buyer interest, but also improve the overall value.

#4 – Extra Space

Denver luxury homes are large to begin with, but adding more space can still improve the value. For example, a home with four bedrooms and three baths could benefit from the addition of a recreation room, study, or even office space. If building an addition is not in the cards, consider finishing an unfinished basement or transforming an attic space into livable space. Although these Denver home improvements do not offer as high a return on your investment as others, they can certainly help your home sell.

#5 – Technology and Flair

People who are interested in buying Denver luxury homes want more than beauty and space; they also want the latest technologies and some flair. One way to do this could be to add a home theatre, complete with a projector and cinema-style seating. Another way might be to add a whole-home control panel that allows users to adjust the temperature in the home, turn lights off and on, or even open and close window treatments. Though these things are not truly necessary, they interest potential buyers, and they can increase the value of your home.

Denver home improvements range from the simple to the more complex, so be sure to consider the current market when deciding which projects to undertake. All of the projects listed above can help improve your overall property value and allow you to negotiate a higher asking price.
