5 Rules to Follow When Looking for Denver Office Space

Whether you’re new to the Denver area or you’ve been here for a while and you need a bigger, better office space, there are a few simple rules that can help you make your search simpler. Denver office space comes in a variety of styles, sizes, and locations, so it’s important to choose wisely.

#1 – Find Out How Much Space You Really Need

Before you start searching the web and making appointments to look at spaces, make sure you know how much space you really need. Remember that you’ll pay by the square foot, so getting more than you need may not be economical. Think about the number of employees you have and the amount of space each one needs. What’s more, think about whether you’ll need additional space for things like meetings or waiting rooms, which are often industry-dependent. On average, you’ll want about 125 square feet per person.

#2 – Start Your Search for Denver Office Space Early

A good rule of thumb is to start your search about six months before you’ll actually need that space. This gives you plenty of time to start browsing and researching your options. If you end up rushing into something, you might regret it later. Look at spaces early and take some time to weigh the pros and cons of the spaces that are available to you. In time, you’ll find yourself leaning toward one over the rest.

While it’s possible to lease an office space on your own, the best way to make sure that you’re getting the right deal with a fair contract is to find a broker who will work with you along the way. While a commission-based broker can be helpful, be wary of those who seem to push you into an office space in order to make the deal and earn a quick buck.

#4 – Design Your Own Checklist

Next, before you start actually looking at properties, make yourself a checklist of everything you want as well as everything you don’t. For example, you might include things like the availability of the property manager, whether elevators are available for offices that aren’t on the ground floor, and even whether there is a restroom within the space rather than a common restroom for the entire floor. Think about what’s important to you, and write it down.

#5 – Ask Your Friends, Family, and Colleagues for Advice

One of the best things you can do when looking for Denver office space is ask your friends, family, and colleagues who lease office spaces for advice. There is nothing quite like a firsthand account of the process, and this is especially true if your friend’s office space seems perfect at a good price.
