If you’re ready to start the process of buying a luxury home in the Denver area, then you’ve probably already started looking around. However, before you start thinking too seriously about making that purchase, go through the list below and make sure you’re following the tips. It’ll help you find the perfect home at just the right price.

#1 – Understand How to Find Homes

The owners of luxury homes are often celebrities, government officials, and people who just want their privacy. As such, they won’t list their homes on traditional markets. You’ll need a real estate agent, and your real estate agent will need some personal connections.

#2 – Don’t Judge a Book by its Cover

You might be reluctant to look at a home just because of the way it looks in a photo. Photos often don’t do homes justice, so when you’re buying a luxury home, don’t be so quick to dismiss based on photos alone.

#3 – Get a Local Agent

It is absolutely crucial that you have an agent who is on the side of the buyer – and one who understands the local area – when you are buying a luxury home. When you choose someone who works in the Denver area, you’ll have access to more open houses and you won’t need nearly as many appointments to see the homes.

#4 – Use Your Personal Bank

If you’re getting a mortgage, go to your primary bank. They already understand your financial situation, and they know what kind of documentation you’re going to need to make the process a simple one. What’s more, they’re most likely to give you the absolute best rate and the best terms to go along with it.

People will scrutinize everything, so make sure you have a document for absolutely anything and everything. If you make a lot of money, chances are good that you keep some of it set aside in such a way that it’s hard to show the bank what you actually earn. Your real estate agent shouldn’t make your decision for you when you’re buying a luxury home. In fact, he or she should make suggestions. If you want help making a decision, talk to your financial advisor. You’ll want to be sure your advisor and your real estate agent are on the same page before you make any decisions.

#7 – Negotiate

The prices on even the largest and most elaborate luxury homes are negotiable, so don’t be afraid to make offers on homes you love. Your real estate agent can find the selling prices of comparable homes in the area so that you know what kind of offer you should make based on recent sales history.
