How to Present Your Home to Today’s Motivated Buyers

If you are selling a luxury home in and around the Dallas area, then you probably already know that it is a seller’s market. More people than ever are buying homes in this area, and many are bidding up to 10% of listing price. However, despite the fact that people are eager to buy, your home will not sell itself. Here are some tips and tricks for attracting buyers and getting the most possible out of your executive home.

Price Your Home to Sell

If you are going to sell your home, then you need to think like a buyer. In today’s real estate market, buyers do not believe that sellers are willing to negotiate much. In other parts of the country, sellers struggle every day. That is not the case in in Dallas, and you can use this to your advantage. If you overprice your home hoping to give yourself plenty of room to negotiate with potential buyers, you may end up missing out. It is better to price your home to sell from the start, as this is likely to attract buyers right away. Buyers feel intimidated by high prices and will often look elsewhere rather than take the chance at a failed negotiation.

It Should Look Like a Home

Buyers do not want a shell of a home, even if that shell of a home has massive bedrooms, three full baths, a walk-in closet, and a private pool. They want to buy a home. As such, attempting to sell an empty home will not get you very far. Instead, try staging your home strategically so that the buyer envisions his or her own furnishings and family. After all, this is what will inevitably seal the deal. You want your potential buyers to fall in love with the home and its potential, not an empty house with no furniture and no life.

Do Not Forget the Landscaping

No matter how nice the inside looks or how perfectly you have staged your home, if there are brown shrubs, peeling paint, or even spider webs in the corners, people might think twice about even entering. Think of the outside of your home like the cover of a cookbook. If the food pictured outside of the cookbook does not look appealing, then chances are high that the reader will not want to cook anything found within the pages. The same goes for your home. If the potential buyer is not pleased with the outside landscaping, he or she is not likely to spend much time looking around at the inside, even if that is where the real charm resides.

Although the market is hot right now and people are more motivated than ever to buy luxury homes, it is important for you to do your part to make your home appealing to prospective buyers. Pricing your home competitively, strategically staging your home, and remembering to perfect the landscaping to give it some curb appeal will all go a long way in your quest to sell your home quickly.
