How to Update Your Kitchen to Sell Your Executive Home Quickly

July 15, 2015 By Mark Hunke

You can do plenty of things to sell your Denver luxury home more quickly. However, if you really want to reduce the amount of time from the day you list until the day you close, you should consider giving the kitchen an overhaul. If the appliances and décor are more than five years old, updating the kitchen may just give you the edge you need to sell your home at the price you want.

Appliances

Appliances are the most important parts of any luxury kitchen. As such, have a good look at the appliances in your home. Would you spend the money you are asking for a home with these appliances, or would you expect brand new, state-of-the-art appliances? Stainless steel is popular right now, as are huge refrigerator and freezer combinations built right into the walls. Remember to include a large induction cooktop, which is also popular among buyers, and consider adding a double oven. Finally, install a high-power dishwasher to finish things up, and you will have a gleaming new kitchen that anyone would be proud to call their own.

Paint and Flooring

The paint and flooring in the kitchen are also big selling points, and while you might want to incorporate bold, bright colors into your space, it is best to stick to neutrals. Even if you enjoy bright lime green or candy apple red, your perspective buyers might not. In fact, these bold colors may even turn buyers off; if they do not like the color, they will not like the room. The kitchen pictured at left boasts black walls and white cabinetry alongside stainless steel appliances, and while this is a bold statement, it is a neutral one. It looks modern and fresh, which is what you want if you are trying to sell your Denver executive home.

Accessories

When you are remodeling your kitchen, it is important to remember the accessories. Things such as drawer pulls, cabinet handles, and even the faucet for the sink are important details you should not overlook. Even if the new homeowner decides to change things later, remember that the goal is to make the space look appealing to the prospective buyer. One of the hottest trends right now involves the use of chrome or stainless steel pulls, handles, and other accessories with an industrial feel. Lastly, consider a fruit bowl or a few vases that complement the space and you have a completed room.

Staging

Finally, one of the most important parts of selling your executive home involves proper staging. Although your real estate agent can give you some tips and tricks, there are a few points to remember. First, you should always hide the pots, pans, and food items out of view. Next, be sure that the kitchen area is spotless. Even a few water spots on the faucet can dull the appeal of the space and turn off prospective buyers. Finally, make sure that the lighting is not only aesthetically appealing, but also functional for the space.

Although the people who consider buying your Denver luxury home will look at it in its entirety, including the living areas, bedrooms, and bathrooms, the kitchen is one of the major selling points. When you can offer prospective buyers a gleaming, modern kitchen, the odds of selling your home quickly improve dramatically.
